Rippon Lea Estate and its heritage gardens sit at the centre of the suburb. That is the reason the streets around it are so green and so protected from development, and it is not something you can say about many pockets this close to the city.
There is very little through traffic here, which you notice immediately. Glen Huntly Road, Carlisle Street and Elsternwick's restaurants and cinema are all still within a few minutes, so quiet does not mean inconvenient.
Ripponlea station is on the Sandringham line, so the city is one straightforward trip with nothing to change. For a suburb this small and this leafy, that is unusually good.

Ripponlea furnished stock is limited and mostly period: interwar apartment blocks and converted houses on the streets around the estate, generally one and two bedroom, with high ceilings and original detail. Because the suburb is small, availability is thin and it moves quickly. Register your requirements early rather than waiting for a listing.
Ripponlea station on the Sandringham line, roughly 20 minutes to Flinders Street. Tram 67 runs along Glen Huntly Road. Elwood beach is about 10 minutes by bike.
